About buying real estate in Grande Prairie, AB?

In most cases, no. The seller and the listing agent offer a buyer brokerage commission to the cooperating broker whom represents the buyer of the property. However there can be some circumstances where the buyer could be responsible to pay. It is always important to read your contracts fully and understand what you are signing. As your agent it is my responsibility to ensure you know are fully informed.

A Real Property Report (RPR) is a legal document prepared by an Alberta Land Surveyor that shows property boundaries and improvements (structures) relative to boundaries. You want to ensure an RPR has evidence of municipal compliance, which confirms property improvements comply with municipal Bylaws and Regulations. If there is no RPR available, discuss your options with your real estate licensee and your lawyer.

First you need to assess if you financially ready to buy a home? Get a sense of your current monthly expenses and think about the following: 

– Consider your down payment

– Deposit funds 

– Closing costs 

Then meet with a trusted mortgage professional and work out your budget, a monthly payment your comfortable with and obtain your pre approval. Then we get to go shopping!

A home inspection is one of the most vital steps when purchasing a property. A professional inspector has a keen eye for how well the house has been taken care of. The inspectors can comment on structural and cosmetic issues, along with any local code issues. Moreover, a home inspector will help you better determine the home’s value.
